COMMUNITY NOTICE: The Park County Commission will discuss and potentially approve the Sikoski Subsequent Minor Subdivision at their upcoming meeting on Tuesday, April 22, 2025, at 9:00 AM in the Community Room at the City County Complex (414 E. Callender Street, Livingston).


After nearly five years of planning, reviews, and approvals, the Sikoski Subsequent Minor Subdivision is scheduled for final consideration by the Park County Commission next week. This single-lot residential development project, located on Convict Grade Road near the Shields River, represents a careful balance between private property development and environmental stewardship.


What Is This Project?

The Sikoski Subsequent Minor Subdivision involves the development of a 21.01-acre parcel owned by Peter Sikoski. The proposal creates a single residential lot with stringent protective covenants that limit environmental impact while allowing for residential use.

"The project has gone through extensive review to ensure compliance with county regulations and environmental protections," explains Brett Megaard of Hyalite Engineers, the firm that prepared the engineering documents for the subdivision.


Timeline and Process

The development process for this subdivision has followed a methodical path:

  • Preliminary approval was granted in January 2022

  • Protective covenants were established in May 2022

  • Final plat application was submitted in July 2022

  • Road work permit received final approval in September 2023

Now, the project awaits the final decision from the Park County Commission, scheduled for April 22, 2025.


Potential Community Benefits

Proponents of the development point to several positive aspects:

  1. Limited Environmental Impact: Only 0.8% of the property will be impervious surface, allowing for natural water absorption throughout most of the parcel.

  2. Strict Protective Covenants: The development includes 18 covenants that address everything from fire protection to wildlife concerns, including requirements for:

    • Internal fire suppression systems

    • Downward-facing exterior lighting to reduce light pollution

    • Proper solid waste storage to prevent wildlife encounters

    • Landscaping that doesn't attract wildlife
